Try adding a couple of items that will add up to the total of the factory so the schedule can be saved.  I simply added one item called  'Test' and set its cost and value to the same as the whole asset ($295,000).&lt;br&gt;&lt;br&gt;Once you save this schedule you can go to Asset Utilities &gt; Process Depreciation, select the Factory and you will see the depreciation 'Test' item created previously.  Now if you just click 'Calculate' you should find it automatically calculates the depreciation of the item (in my case it was $23,535.34).&lt;br&gt;&lt;br&gt;I am unsure why yours would be calculating zero.  Could you please attach a copy of your fund file (the .mysf file) into an email and we will investigate why it is occurring. The depreciation schedule has the original data entered and the first year it worked properly. Am I missing something? Do I need to update something? I guess it returns zero because it's multiplying either the written down value by zero or depreciation rate by zero.
